Legal Notice Town of Newfields Planning Board Zoning Amendments Notice is hereby given in accordance with NH RSA 673:2, 673:6, 675:3, and 675:7 of a public hearing at 7:00pm on December 12, 2019 at Newfields Town Hall, 65 Main Street, for the Newfields Planning Board to consider zoning amendments. The Planning Board will consider proposals to amend Article XI, the Town’s Conservation Subdivision Ordinance to achieve the following: 1) Clarify that if a development is unable to meet the requirements for a Conservation Subdivision then a conventional subdivision is possible; 2) Correct the conflict in the ordinance related to the total density bonus allowed for a Conservation Subdivision; 3) Consider allowing lots larger than two acres in size. 4) Change the expiration standard from 12 to 24 months to comply with state law; 5) Amend the yield plan standards to clarify that the yield plan is not eligible for variances or waivers. 6) Remove the section of the ordinance referring to special subdivision regulations for yield plans. 7) Clarify that the Conservation Subdivision ordinance requires at least 20 acres of land with the exceptions allowed in section 11.6 of the ordinance. Legal Notice PUBLIC NOTICE: NOTICE OF INTENT TO FILE Please take notice that Civil Consultants of South Berwick Maine, acting as agent for DLJ Corporation, 433 US Route 1, Suite 101, York Maine, 207-363-4053 is intending to file a Site Location of Development Act permit application with the Maine Department of Environmental Protection pursuant to the provisions of 38 M.R.S.A. § 481 through 490. Applicant proposes to construct roadway and infrastructure to support 52 clustered residential lots utilizing 60 +/- acres with the remaining 133 +/- acres of the parcel to remain in its natural state as open space.
